Insurance Alignment After Transfer of Primary Residence into a Family Trust

Client Challenge:
The client transferred legal ownership of their primary residence into a trust but left their homeowners and umbrella policies unchanged. No coordinated insurance review followed the deed transfer. The estate structure evolved, but the insurance program did not. 

 

Our Discovery:
We found the trust was not properly recognized on the homeowners policy, and the umbrella scheduling did not reflect the new ownership structure. The legal ownership and insurance design were no longer aligned. 

Value Delivered:
We conducted a deed-to-policy review, updated the homeowners policy to properly recognize the trust, and realigned the umbrella so liability protection followed the ownership structure. 

Outcome: 
The estate plan and insurance program now operate in parallel. Ownership, liability coverage, and umbrella protection are aligned — reducing the risk of complications at claim time. 


Identifying/Correcting a Liability Gap Created by Self-Insuring a High-Value Residence

Client Challenge:
The client chose to self-insure their primary residence while keeping an umbrella policy in place. The home was still owned and occupied, and they believed the umbrella would respond to premises liability exposures if needed. 

Our Discovery:
We determined the umbrella required underlying homeowners liability coverage to function properly. With no primary liability coverage in place, the umbrella would not attach as intended. The catastrophic protection they thought existed did not. 

Value Delivered:
We conducted a full review of the umbrella structure and its underlying requirements, clarified how attachment mechanics worked, and restored primary liability coverage so the umbrella could function correctly. 

Outcome:
The client moved from an uninsured liability exposure to a coordinated structure. The umbrella now operates as excess protection — not a substitute for primary coverage. 


Structuring Liability Protection for a Household with Domestic Staff

Client Challenge:
The family employed both full- and part-time domestic staff and carried high personal liability limits, including an umbrella policy. But there had never been a formal review of employment-related risk, and household employment practices were largely informal. They assumed their umbrella limits covered any potential liability exposure. 

 

Our Discovery:
We identified that workers’ compensation obligations applied based on their staffing structure and state law. There was no Employment Practices Liability coverage in place, and the umbrella alone would not respond to employment-related claims. In short, there was meaningful exposure that had never been structured properly. 

Value Delivered:
We coordinated appropriate workers’ compensation coverage and added Employment Practices Liability protection aligned with how the household actually operated. We also helped formalize documentation and employment practices so the insurance structure matched the real-world risk.

Outcome:
The family moved from assumed protection to a clearly defined liability framework — reducing the risk that an employment issue becomes a personal financial event.
